Buyers Inspection

A home inspection is a professional, objective, visual examination of the condition of a home. Home buyers view inspections as a way to gain valuable information about the biggest purchase of their lifetime. It helps them to determine whether there are any major defects or system inadequacies at the time of purchase. I am the only person looking out for your best interest in the whole transaction. All other parties have money vested in the successful completion of the sale. I will be your objective and impartial professional who looks for potential problems. Every other party to the transaction takes home several thousand dollars but for only a few hundred dollars you get a comprehensive report telling you what you need to know to decide if this is really the house for you. I take digital photographs and document all findings in a report that states the type of materials and features in the home, and further illustrates conditions that could require remedy before closing.

This is an opportunity for you to exceed your search for the right contractor. Having this service will reduce the risk of shoddy workmanship. Your contractor is aware at the start of the project that a qualified inspector will be monitoring the job and its progress. You are now supported by a qualified inspector should disputes regarding quality of workmanship or progress arise. This is one of our fastest growing services.

Commercial Inspection Services

As you can imagine commercial properties come in many forms. I often perform inspections on small business properties similar to a home inspection. Commercial inspections do not have to follow the same standards as residential inspections so the inspection can be performed in any manor desired. Most clients opt for a full inspection but some desire only major systems inspections.

Apartment buildings, restaurant, store front, small manufacturing facilities can be quoted using the standard form. Typically they are considered residential up to 4 units.

Multi-family (4 or more units) These can be inspected as commercial or a full residential type inspection. Additional units within the same complex can be discounted at a volume rate.

Larger commercial facilities will be quoted in consideration of many factors including square footage, construction type, and specialized equipment like rooftop HVAC, similar items require specialized inspections. I will bring in a team of master trades people to inspect and test these areas. I coordinate this service and perform the general inspection plus consolidate the reports into one easy to read format.
