Buyers Inspection
A home inspection is a professional, objective, visual examination of the
condition of a home. Home buyers view inspections as a way to gain valuable
information about the biggest purchase of their lifetime. It helps them to
determine whether there are any major defects or system inadequacies at the time
of purchase. I am the only person looking out for your best interest in the
whole transaction. All other parties have money vested in the successful
completion of the sale. I will be your objective and impartial professional who
looks for potential problems. Every other party to the transaction takes home
several thousand dollars but for only a few hundred dollars you get a
comprehensive report telling you what you need to know to decide if this is
really the house for you. I take digital photographs and document all findings
in a report that states the type of materials and features in the home, and
further illustrates conditions that could require remedy before closing.
Sellers Inspection
Most people don’t realize the number of complex systems there are in the average
home. I can help you evaluate the condition of all these systems and components
of your home. So, why a home inspection before you list your home for sale?
Avoid Deal Killers
- Find the problems before the buyers or their inspector does. Potential buyers
could find something that scares them off before they even make an offer.
- Talk to your Realtor about the report and evaluate what repairs are necessary
for marketability or which will be disclosed “as is”, and adjust the list price
accordingly.
- Evaluate and address any areas of concern that are discovered within your time
line. Save time.
- Schedule the repairs as you choose. Dictate materials and get competitive
quotes.
- Save money. Save time. Don’t let your deal die because the repairs took too
long.
- Avoid last minute re-negotiation of the sale price. Buyer often use their report
to pressure the seller to make repairs or leave $ allowances to cover their
liberal estimates for the cost of repairs.
- Sellers don’t have to fix anything, or accept a lower price. It’s your home, why
get dragged into unnecessary negotiations after you compromised, and accepted an
offer that you felt good about.
- Disclosure. Every seller must fill a Condition disclosure. Fill your out with
confidence. Buyers will feel more confident that this is a good deal and that
you are not hiding anything
- Disclosing conditions “as is” let all parties to the sale get a snapshot of the
home to avoid future liability.

Commercial Inspection Services
As you can imagine commercial properties come in many forms. I often perform
inspections on small business properties similar to a home inspection.
Commercial inspections do not have to follow the same standards as residential
inspections so the inspection can be performed in any manor desired. Most
clients opt for a full inspection but some desire only major systems
inspections.
Apartment buildings, restaurant, store front, small manufacturing facilities can
be quoted using the standard form. Typically they are considered residential up
to 4 units.
Multi-family (4 or more units) These can be inspected as commercial or a full
residential type inspection. Additional units within the same complex can be
discounted at a volume rate.
Larger commercial facilities will be quoted in consideration of many factors
including square footage, construction type, and specialized equipment like
rooftop HVAC, similar items require specialized inspections. I will bring in a
team of master trades people to inspect and test these areas. I coordinate this
service and perform the general inspection plus consolidate the reports into one
easy to read format.
